Three-story over parking buildings designed to create villa like streetscape with landscaped courtyards.  New product introduction within existing multi-family community which achieves virtually same density on grade as previous “podium” buildings did. Utilization of minimal service drives reduces problematic extra roadway which is traditional in alley schemes.
